How We Sell Your Home: The Inner Workings of Our Listing Process

Selling a home is one of the biggest life choices, and we want to ensure our clients are not only happy with their choice, but also happy with the service provided by the Dolan Real Estate Group team.

Our team utilizes the latest technology to maximize internet exposure for our listings. We take advantage of marketing trends and our own custom websites to reach the widest audience of buyers.

For my sellers I prepare competitive market analysis, establish asking price, provide staging advice and assistance, provide consistent feedback from viewers to seller, produce appropriate contracts, review every offer that is received with the seller, negotiate, and consult with escrow and lenders to ensure that the terms of the purchase agreement are met.

Here’s what the listing process looks like:

Meet with your Realtor. We will go over the unique features of your home and discuss comparable homes in the area. This can be over several meetings as we prepare your home to be listed on the MLS.

Stage your home. We will discuss the best way to present your home and make suggestions for staging. This can include small home repairs to show your home at its best. It’s a good idea to move most of your personal items into storage while your home is on the market. After your home is staged, we bring in our professional photographer in order to show off your home’s best angles.

Market your listing. Our team uses the latest technology to drive online traffic to your listing. We use a combination of traditional methods like adding your home to the local Multiple Listing Service (MLS), as well as non-traditional ways like social media.

Coordinate showings and schedule open house as needed. You will receive immediate notification when an agent requests to show your home. Our office will keep you informed of feedback from recent showings.

Negotiate any potential offers. Why use a Realtor? It all comes down to commanding the best price for your home. From our initial meeting to any potential offers, your Realtor is on your side. We are there to keep you informed and make sure you know your options.

Consult with escrow and lenders to bring contract to close. Dolan Real Estate Group will coordinate between the buyer’s agent, title company, and lender to make sure that your home has a successful closing.

Preparing Your Home For Inspection

As a seller, a home inspection is often required to fulfill an executed contract. Before closing, many lenders require a buyer secure an appraisal and a home inspection for the home they intend to purchase. Here are a few friendly tips to prepare your home for inspection:

Provide access to the attic, crawlspace, heating system, garage and other areas that will need to be inspected. 

Make sure utilities and appliances are on.

Be aware that rotted wood will be probed.

Allow access to the electrical panel.

Replace burned out light bulbs.

Caulk all interior plumbing and exterior gaps or holes.

5 Ways to Increase Curb Appeal

5 ways to increase curb appeal

Whether you are trying to sell your house in the next month or just want to increase your home’s value, there are many ways you can improve your home’s curb appeal. Keep your budget in mind when making improvements to the exterior of your house. There are things you can do now to give you immediate value for the money you spend. For example, adding or replacing gutters would be a valuable way to spend money now that will keep your home in good shape for the future. If you want to focus on longer-term plans, keep reading:

1. The number one way to increase curb appeal is to create an inviting walkway.Make your home welcoming to guests by providing a clear path to your door. You can use stone, concrete or natural materials to make the design that best fits the style of your home. You can get some great ideas from HGTV.

2. Personalize your outdoor decorations. Model homes are gorgeous but your goal is not to sell your home to thousands of people. Your goal is to appeal to potential buyers on an individual basis. As an individual, feel free to show off some personality. During football season, display your team pride with your alma mater flag. Did you find a gorgeous wind chime at Riverside Arts Market? Put it up! As long as your decorations are not clustered in one spot, you can flex your artistic muscle and show off your favorite pieces.

3. Add beautiful plants to your front lawn. Your inviting walkway will look even better if you pair it with some colorful plants. When choosing plants, your local nursery can direct you to some of the best for your needs. If you want to stick to plants native to the area, check out the Florida Native Plants Society. Their website has an extensive list of plants and you can filter by soil conditions.

4. Apply a fresh coat of paint. Your home can use a fresh coat of paint to show off it’s best architectural features. Pay careful attention to the trim and siding and consider updating the hardware while you are at it. You could also use this opportunity to install or replace shutters and window boxes.

5. Keep porches and steps in good shape. Florida weather is not easy on wooden structures. Keep any porches or steps in good repair with a weather and mildew-resistant stain. You can purchase a variety of colors at the nearest home improvement store. You will also want to keep any screens on your windows or doors in good repair.
