Enjoy Your Yard in the Summertime

Summer in Florida can be hot and humid but there’s nothing like a neighborhood barbeque in your backyard. Prepare your home for guests with some landscaping upgrades in the backyard.

When improving your landscaping, you will want to make sure to abide by your HOA guidelines. Many Home Owner’s Associations require homeowners submit an application for changes to beds or addition of trees or shrubs.

To get a similar look, try the following:

Define plant beds. Widen existing plant beds and add new ones to bring visual interest toward the house.

Use materials that are low maintenance. A rock bed instead of mulch can be lower maintenance and make it easier to spot snakes lurking. A stone or concrete border can make keeping up with the edging easier.

Plant trees and flowers native to Florida.  When planning your landscape design, try to stick with plants native to Florida. They will be more likely to thrive in the climate. You can get some ideas to start at Floridayards.org.

Spend Leap Year Weekend at the Beach

What can you do with the last weekend of February in 2016? The extra day falls on a Sunday and the weather is supposed to be back to perfect Florida weather with plenty of sun and a cool breeze. It’s the perfect weekend to spend on the beach.
Community First Seawalk Music Festival, Feb. 27 and 28 The 4th annual Community First Seawalk Music Fest returns on on February 27 & 28, 2016. The festival celebrates our rich and diverse local resources with all local artists, crew, volunteers and food vendors. This free, two-day event is held on the beach at the Seawalk Pavilion; located on Ocean Street, just behind Jacksonville Beach City Hall.

Beachcomber Restaurant in St. Augustine Enjoy a meal and the view when you eat at the local favorite Beachcomber. Order the red beans and rice or the steamed shrimp and you can’t go wrong!
Players by the Sea Feb. 27 and 28 at 8:00 p.m. Blocks from Jacksonville Beaches, take in a show at Players by the Sea. Mothers and Sons is the story of Katharine and her grief over her son’s death from AIDS twenty years earlier. This compassionate play examines the transformative power of forgiveness and our evolving definitions of marriage and family. Tickets are $23 for general admission and $20 for senior, student, or military discounts.

Short Sale? Buy a Home in as little as 2 Years

The real estate market is not always kind. I have had friends and clients who purchased a home when the market was up and through the roller coaster ride of the market years later, are forced to sell their homes at a loss. This financial loss can be devastating but it is nothing compared to the emotional toll it can take. My friends have confided they felt embarrassment and confusion during the process and for years after.

If you had to sell your home through a short sale, bankruptcy or foreclosure, I want you to know two things. 1) You are not alone and 2) Your goal of home ownership is not over.

Short Sales
According to the Department of Housing and Urban Development, borrowers are considered eligible for a new FHA-insured mortgage after 2 years if:

  • They were current on their mortgage and other installment debts at the time of short sale of their previously owned property, and
  • The proceeds from the short sale serve as payment in full.

Borrowers in default on their mortgage at the time of short sale are not eligible for three years, EXCEPT:

  • The default was due to circumstances beyond the borrower’s control (such as death of primary wage earner, long term un-insured illness, etc.), and
  • The review of the credit report indicates satisfactory credit prior to the circumstances beyond the borrower’s control that caused the default.

Foreclosures
According to Fannie Mae, for borrowers with documented extenuating circumstances, a 3 year wait period is required for the following exceptions:

  • Lesser of 90% LTV ratio or maximum per the Eligibility Matrix.
  • Documented extenuating circumstances

Bankruptcy
The new wait period is 2 years, provided there is documented extenuating circumstances.
**Individual lenders may have additional criteria that must be met. Speak with your lender for additional information.
